Once we have finalised your quote and you have singed off on the plans, it is time for the work to commence! Coordinating trades whilst keeping the project on time and on budget is daily business for the Team at Tamashii. We can manage all aspects of bringing your vision to life from briefing the build team to complete site management including provision of warranties and aftercare.

We coordinate all trades, manage the construction timeline, conduct regular site inspections, handle any issues that arise, communicate progress updates to you, ensure quality control, and manage payments to contractors. Essentially, we become the central point of contact so you don't have to juggle multiple tradespeople and suppliers yourself.

We work with a trusted network of licensed professionals we've built relationships with over many years. These are trades we know deliver quality work on time and on budget. However, if you have existing relationships with particular tradespeople you'd like to use, we can discuss incorporating them into the project team.

We provide weekly progress updates as standard, with photos and details of what's been completed and what's coming next. For larger projects, we can arrange regular site meetings where you can see the work firsthand and ask questions. You're also welcome to contact us anytime between updates if you have concerns or questions.

We provide detailed quotes upfront and work hard to stick to them. If unexpected issues arise (like discovering structural problems once walls are opened), we'll discuss options and costs with you immediately before proceeding. We never authorize additional work without your approval. Our goal is transparency—no surprise bills at the end.

Problems happen in construction—it's how they're managed that matters. We address issues as soon as they're identified, present you with solutions and their implications, and adjust timelines accordingly. Our experience means we can often anticipate potential problems and prevent them before they impact your project significantly.

Minor adjustments are usually possible, but changes during construction can affect both timeline and budget. We'll always be honest about the implications before you commit to a change. The earlier in the process changes are made, the less disruptive and costly they tend to be.

Not unless you want to be. We manage site access, supervise trades, and handle day-to-day decisions. You're welcome to visit whenever you like, but it's not necessary. Many of our clients continue with their normal routines while we manage the build. We'll only call you for important decisions or issues that require your input.

All work is covered by the relevant trade warranties (typically 6-7 years for structural work, varying periods for other trades as per industry standards). We provide you with all warranty documentation and certificates of compliance. We also offer a complimentary follow-up visit 3-6 months after completion to address any minor settling issues or concerns.

We conduct regular site inspections at key stages—after demolition, during framing, before covering walls, and before final finishes. We check that work meets Australian standards, matches the approved plans, and is completed to the quality we expect. If something isn't right, we have it rectified before the project progresses.

Communication is key. If you're concerned about anything, let us know immediately. We'd rather address issues early than discover you're unhappy at the end. We'll inspect the concern with you, discuss whether it meets the agreed specifications, and determine the best solution together.

Yes, we coordinate all required inspections and ensure compliance certificates are obtained. We know what inspectors look for and make sure everything is ready before scheduled inspections. You'll receive copies of all compliance documentation for your records.

Absolutely. Many of our clients remain in their homes during renovations. We'll work with you to minimize disruption—scheduling noisy work during certain hours, protecting living areas from dust, and ensuring you maintain access to essential facilities like bathrooms and kitchens for as long as possible.

We conduct a final walkthrough with you to ensure everything meets your expectations. We'll create a snag list of any minor items that need attention and ensure they're completed. Once you're completely satisfied, we hand over all warranties, certificates, care instructions for materials, and any remaining paint or materials for future touch-ups.

Payments are typically structured in stages aligned with project milestones—deposit, commencement, frame stage, lock-up, fixing stage, and final completion. This protects both you and the trades. We provide transparent invoicing showing exactly what each payment covers, and we never request payment for work that hasn't been completed.

We're here for you even after project completion. Minor settling issues in the first few months are normal, and we'll address these during your follow-up visit. For anything else, just get in touch. We maintain relationships with our clients and are happy to help with future projects or recommend appropriate trades for maintenance needs.
